We are now offering a fixed-rate 30-year loan for qualifying investment properties. These loans can be used toward purchasing a new property, for a cash-out refinance, or a rate-and-term refinance.
Dominion Financial will be direct lending this program, so you will have the same confidence and customer experience as our Fix & Flip Loans. We can close fast and on your schedule. We are investors ourselves, so we understand the ins-and-outs of the industry.
Our 30-Year Rental loan has a very simple approval process. No Tax Returns Needed. Qualification is based largely on the property specifics and credit score of the borrower.

Cash Flow Based-Qualification
Unlike other investment loan programs, our rental loan is NOT based on the debt-to-income ratio of the borrower. Instead, we take a look at the Debt Service Coverage Ratio “DSCR” of the subject property. To qualify, there must be sufficient cash flow to cover debt service. In other words, the property must net enough income to cover all loan payments.
